17 Apr 2024 - Rule 3 has been updated with a new entry: "Players who are complicit in cheating by aiding, abetting and/or consciously profiting from illegal actions of other players, may also be punished with 7-day banishment, 14-day banishment, 30-day banishment with or without a final warning, or permanent banishment, depending on the seriousness of the violation and the Player's criminal record." - This doesn't really change the way we enforce the rules, because such cases used to be punished as "destructive behavior". We decided, however, that it deserves to be stated explicitly in the Rules.

We also updated Rule 6.: starting from Apr 25, the automatic auction bans will be twice as long. Check full changelog...

We don't need to follow Tibia's bad decisions and inherit their technical debt. House auction system should work on the game server instead of the website server (so probably as an in-game window, instead of using the website at all).

On a new bid, cash should be removed on real time from the characters bank account (banking should be implemented first) and put on an escrow. When the auction ends, the winner gets the house deed and the losers get their deposit back.

This would remove opportunities for auction griefing as everyone would need to have the money before making a bid. Players' and gamemasters' lives would be easier with one less category of "crime".

We barely even get any reports or complaints regarding auction spoiling (a few a year at most), and when we do, it takes no time to check and act accordingly. Auction spoiling seems to be more like an exaggeration than a real problem. That being said, what you are proposing here is an immersive amount of additional work for close to zero gain.
Bank system will not be implemented, as already mentioned in the other thread.

What about a restriction for new bidders to be offline and estimate their solvency by counting money in all depots and equipped items?
Second option is to list some best bidders while auction is open and finally pick the one that actually has enough money in the right depot.

Current system is annoying. I'm actually afraid to put my max affordable limit on a house when anyone can falsely increase the price of it...

As the premium is cheap for people with gold who can buy infinite piggies there is same patology as in real tibia where you can own multiple houses on multiple accounts, while in 7.4 there were way fewer houses than in modern tibia. What's the point for new players when everything is already spoiled and you can't even own a carlin 2 sqm barrack?

You will say it's 1:1 to real tibia back then, well it's not because you have only 1 server here, in the old tibia you could always start fresh somewhere else or wait for the new server and here you already have people with infinite gold, no available houses (well you can choose from some 0 bed ones or in exotic places, and even they can cost 30k+ as there is not many ways to spend money for let's say high level EK). I gave up playing because you don't listen the proporsals from new players as they are always blocked by already established high level players who don't want to lose their godlike status.

everything's got a price. it is what you're willing to pay for. if you like to play the market keep it simple.
